Frequently Asked Questions

  • A combination of professional expertise and courteous hometown service allows us to provide the very best mortgage experience for your unique situation. We offer a wide array of products to suit your needs, plus rates which are among the most competitive in the market. But don’t take our word for it.

  • Getting pre-qualified is a quick and easy way to find out exactly how much home you can afford. It is an informal process that requires no commitment on your part.

Besides giving you peace of mind and helping to narrow your search for a home, getting pre-qualified can increase your bargaining power, since listing agents and homeowners prefer dealing with buyers who are pre-qualified. You can get pre-qualified today online or by phone, or stop in to see us!

  • Lenders use your credit score to determine things like what interest rate, terms, and loan amount you qualify for, as well as whether there should be any restrictions or conditions attached to the loan.

If you are worried about your credit score, come talk to us. State Bank Mortgage has programs that fit the financial profiles of many different types of people. We will run your credit report, analyze your situation, and discuss your options with you. The worst thing you can do is to decide on your own that you will not be approved for a mortgage loan, because quite often that is not the case.

  • We don't publish interest rates, either in print or online.

Why? Simply put, we believe that doing so would be bad for our customers. Because interest rates are influenced by many different factors, rates continuously shift throughout the day. Thus a rate may become obsolete the minute it is published - whether on the Web or in a newspaper ad. Trying to earn your business by publishing a favorable rate, only to inform you when you contact us that it is no longer available, would be wrong of us and unfair to you.

Also, because interest rates vary with the type of loan program used, the down payment amount, credit scores and other factors, there is no rate sheet that can address all the diverse needs of our customers.

Our expert loan officers can develop a customized loan program based on your individual needs and the very latest information available. Get pre-qualified today!

    1. Get pre-qualified and consult a Loan Officer
If you pre-qualify online, one of our expert loan officers will contact you for a free consultation about your needs. Or you can contact one of our loan officers directly.
    2. Determine the right loan program for your unique needs
Your loan officer will walk you through your options and discuss the pros and cons of the different loan options available to you. If you have questions about a specific program or feature, don't hesitate to ask! That's what we're here for.
    3. Organize your documents
Your loan officer will let you know what information you will need to provide. This differs depending on the type of loan you are interested in.
    4. Formal application and approval
This includes more information and documentation than the pre-qualification, but your loan officer and loan processor will have you prepared and walk you through the process. We also work hand-in-hand with your realtor to make sure you are getting the right loan for the home you want to finance.
    5. Processing and closing
We will be working hard in the lead-up to your closing date to make sure everything goes as planned. During this process we may ask you for additional documentation or to confirm certain information in your loan file. At closing, you will sign the final documents, complete the loan process and (unless you are refinancing) get the keys to your new home.

After the ink is dry and the closing is complete, all that's left to say is: Congratulations!

  • Some of the terms you may hear during the mortgage process may be confusing, especially if you are a first-time homebuyer. Any time you have a question about a term you see or hear, don't hesitate to ask one of our expert loan officers or consult this handy online glossary.
